- Host open houses.
- Contact you regularly with email and/or verbal progress reports.
- Show your home.
Most real estate agents throw a lockbox on a home and wait for the offers to come in. I prefer to show my listings when possible to any potential buyers and their agent. This allows any questions to be answered regarding the property right away and in most cases, provide you feedback from the showing.
- Negotiate an offer with the buyer or buyer's agent.
It is important to understand that finding an interested buyer is just the beginning. Selling a property almost always involves negotiation between the buyer and seller. Getting the best possible price for your property calls for a skilled negotiator, educated and experienced in real estate transactions.
- Arrange for a relocation agent, if appropriate.
- Comply with the disclosures required by law.
- Provide you with an estimate of the closing costs you will incur.
- Attend home inspection with the buyer and their agent and negotiate any requests for repairs.
- Provide appraiser with property information and comparable information.
- Closely monitor all negotiated dates within the Purchase & Sale Agreement.
- Help prepare you for a smooth closing.
